Answers to Frequently Asked Questions
Building or renovating a home comes with plenty of questions, and every project is a little different. We’ve compiled answers to some of the most common questions we receive about custom homes, renovations, timelines, budgeting, site conditions, and the building process.
If you don’t see the information you’re looking for, or would like to discuss your specific property and goals, our team is always happy to help. We welcome the opportunity to answer your questions and provide guidance tailored to your project.
How to decide between building a new home versus renovating an existing house?
In many cases, a renovation can be more cost-effective than a new build, particularly when existing structural elements, services, and site conditions can be retained. However, every project is unique.
The scope of work, desired level of finishes, structural upgrades, and building performance goals all influence the overall investment. Our role is to help clients understand the options available and make informed decisions that balance budget, functionality, and long-term value.
Is renovating always less expensive than building new?
As licensed custom home builders, we understand both options. Understanding the right choice depends on the property, your goals, and your long-term plans. On the North Shore, vacant lots are limited, making renovation an attractive option for many homeowners. Existing foundations, site servicing, and established landscaping can often provide significant value if they are suitable for the proposed design.
A renovation may also allow you to retain elements of the existing home while improving functionality, performance, and aesthetics. During the planning process, we help clients evaluate the condition of the property, municipal requirements, budget considerations, and future needs to determine the best path forward.
What other factors should homeowners consider?
One of the most important considerations is how the home will support your lifestyle in the years ahead. Whether accommodating a growing family, planning for aging in place, creating space for multigenerational living, or improving resale value, thoughtful planning today can help avoid costly changes later.
We encourage homeowners to consider both their current needs and their future goals when evaluating renovation or construction options.
What is the most important factor when deciding whether to build or renovate?
There is rarely a single deciding factor. Budget, site conditions, timelines, municipal requirements, and design goals all play important roles.
Ultimately, the best decision is the one that creates a home that meets your family’s needs, supports your lifestyle, and represents a sound long-term investment. Our team helps clients evaluate the options and understand the opportunities and trade-offs involved in each approach.
Will I need to move out during a renovation?
That depends on the scope of the work. For smaller renovations, it is often possible to remain in the home with some temporary inconveniences. Larger projects involving significant structural work, multiple areas of the home, or interruptions to electrical, plumbing, or heating systems may require temporary relocation.
During the planning process, we discuss occupancy requirements and work with homeowners to determine the most practical approach for their project.
How do you charge, and will the project cost exactly what was estimated?
Projects may be delivered using a fixed-price agreement, a cost-plus arrangement, or a hybrid approach depending on the scope and complexity of the work.
Renovations in particular can uncover conditions that are not visible until construction begins. For this reason, transparency and communication are critical. We provide detailed scopes of work, discuss potential contingencies in advance, and review any proposed changes before additional work proceeds, helping clients remain informed throughout the project.
How should I budget for a renovation or custom home project?
A realistic budget begins with understanding the scope of work, desired finishes, and project objectives. During the planning process, we help clients establish budget expectations and identify areas where costs may vary.
We also recommend maintaining a contingency allowance, particularly for renovation projects where unforeseen conditions can arise. Many financial institutions suggest reserving approximately 10–20% of the project budget for contingencies.
Do I need additional insurance during construction?
Shakespeare Homes maintains appropriate insurance coverage for construction activities and job-site operations. However, homeowners should notify their insurance provider before construction begins and confirm that their policy remains appropriate throughout the project.
We are happy to discuss insurance considerations and documentation requirements during the planning process.
What warranty coverage is provided on new homes?
Shakespeare Homes provides warranty coverage through the 2-5-10 Home Warranty Program, one of British Columbia’s leading third-party warranty providers. Coverage typically includes two years on labour and materials, five years on the building envelope, and ten years on major structural defects.
Warranty protection provides homeowners with confidence that their investment is backed by comprehensive coverage and professional support long after construction is complete.
We are happy to explain warranty details and coverage specific to your project during the planning process.
Do you build using prefabricated or off-site construction systems?
Yes. Depending on the project, Shakespeare Homes can incorporate prefabricated and off-site construction systems alongside traditional building methods.
Advances in prefabrication can offer benefits such as improved quality control, reduced construction timelines, increased precision, and less site disruption. The suitability of these systems depends on factors such as site access, project complexity, design requirements, and budget.
We evaluate each project individually and can advise whether off-site construction methods may be an appropriate solution for your home.
How do you manage safety and construction on steep or complex sites?
Building on the North Shore often involves steep slopes, challenging access conditions, geotechnical requirements, and complex site constraints. Safety is a fundamental consideration from the earliest stages of planning through project completion.
Our team works closely with geotechnical engineers, structural engineers, surveyors, and experienced trades to develop site-specific construction plans and risk management strategies. Through careful coordination, ongoing site supervision, and adherence to WorkSafeBC requirements, we maintain safe and efficient job sites while protecting neighbouring properties and the surrounding environment.
Can I work with my own architect, designer, or interior designer?
Absolutely. We regularly collaborate with architects, interior designers, landscape architects, and consultants selected by our clients.
Our role is to work as part of the project team, helping ensure that design intent, construction requirements, budget considerations, and scheduling remain aligned throughout the process. Whether you already have a design team assembled or are looking for recommendations, we can help guide the project from concept through completion.
I don’t have an architect or designer yet. Can Shakespeare Homes help?
Yes. Through decades of building and renovating homes across the North Shore, we have developed strong working relationships with many talented architects, designers, engineers, and consultants.
We are happy to introduce clients to professionals whose expertise and design approach are well suited to their project goals, budget, and property. Early collaboration often helps streamline the planning process and create a more successful project outcome.
Do you handle permits and municipal approvals?
Yes. Shakespeare Homes works closely with homeowners, consultants, and local municipalities to help guide projects through the permitting and approval process.
Requirements vary depending on the scope of work, property location, and applicable regulations. Our experience working throughout North Vancouver, West Vancouver, and the Sea to Sky region allows us to help navigate these processes efficiently while keeping clients informed at every stage.
How early should I contact Shakespeare Homes?
The earlier, the better. Engaging the builder during the planning and design stages often leads to better project outcomes, more accurate budgeting, and fewer surprises during construction.
Early involvement allows us to provide input on feasibility, site conditions, construction methods, scheduling, and budget considerations before plans are finalized, helping create a smoother path from concept to completion.
