We Build In West Vancouver

In West Vancouver, a home is rarely just a place to live. Set between the mountains and the ocean, it is often the largest investment we will ever make, financially and emotionally. Some find the perfect property in the British Properties or a waterfront condominium in Ambleside and settle in happily for decades. Others find an older West Van home or condo with good bones and tremendous potential, needing only a new kitchen, a reimagined bathroom, or a full interior renovation to make it their own. And some choose to design and build their dream home from the ground up, defining every detail from how the home sits on a steep, forested slope to how each window frames the view.

Renovating or building to match your vision can be deeply rewarding. Whether it’s a chef’s kitchen, a spa-inspired ensuite, a whole-home renovation, or a brand-new custom home, the result will look and function exactly the way you want. Achieving that requires a contractor who understands both what you hope to create and the realities of working here: challenging terrain, the District of West Vancouver’s planning and permitting requirements, strata regulations, and the high standard of craftsmanship. Entrusting someone with your home is a significant decision, so it is worth taking the time to find the right fit.

A general contractor serves as the coordinator of the entire process and works alongside you from the first consultation to the final walkthrough. They oversee every stage to bring your vision to life, but what exactly does that involve in West Vancouver?

Building in West Vancouver

Building in West Vancouver is not like building anywhere else in Metro Vancouver. The District’s unique combination of challenging terrain, strict environmental protections, evolving bylaws, and a discerning clientele means the margin for error is slim — and the reward for doing it right is extraordinary.

Here’s what separates a West Van build from any other project, and why local expertise matters:

Steep and Sloped Terrain

Much of West Vancouver — particularly the British Properties, Chartwell, and Whitby Estates — sits on steep, forested hillsides. Lots often require engineered retaining systems, rock excavation, specialized foundation design, and careful construction sequencing. Our team has extensive experience with hillside builds and the geotechnical requirements the District demands.

District of West Vancouver Permitting

West Vancouver operates under its own zoning bylaw, building codes, and permit processes — distinct from the City of North Vancouver, City of Vancouver, or any other municipality. We know the District’s requirements thoroughly, including recent changes.

Environmental Sensitivity

West Vancouver has numerous creeks, riparian areas, and environmentally sensitive slopes. Builds in or near these areas require additional environmental development permits, drainage engineering, and sensitive site management. We work proactively with environmental consultants and the District’s planning team to ensure compliance without unnecessary delays.

Heritage and Character Homes

Ambleside, Dundarave, and older sections of the British Properties contain homes with significant character and, in some cases, heritage designations. Whether you’re preserving and modernizing an original mid-century home or replacing it with a thoughtfully designed new build, we understand the sensitivities involved and how to navigate them with the District.

Coastal Exposure and High-Performance Building Envelopes

West Vancouver’s proximity to Burrard Inlet and Howe Sound means homes are routinely exposed to salt air, heavy rainfall, and coastal wind loads. We specify and install high-performance building envelopes — advanced rainscreens, corrosion-resistant fasteners and fixtures, triple-pane glazing, and robust weatherproofing systems — so your home performs as well in twenty years as it does on day one.

West Vancouver Neighbourhoods We Build In

Every West Vancouver neighbourhood has a distinct personality — different terrain, architectural character, and building considerations. We’ve worked across the District and know what each area demands.

British Properties & Chartwell

West Vancouver’s most iconic address. Large estate lots, dramatic elevation changes, panoramic city and ocean views, and a strong tradition of high-end contemporary architecture. Many projects here involve steep-lot construction, significant retaining, and view-optimized design.

Dundarave & Ambleside

The heart of West Van’s village character — older homes close to the water, established tree canopy, and a neighbourhood fabric worth respecting. Many clients here are renovating or replacing older post-war and mid-century homes while preserving the feel of the street.

Whitby Estates

Private, forested, and elevated. Whitby Estates attracts clients who want seclusion, natural surroundings, and West Coast modern architecture integrated into the landscape. Lot access and steep terrain are common considerations.

Altamont & Caulfeild

Established luxury neighbourhoods with mature trees, larger lot sizes, and a quieter, more established feel. Many properties here are ideal candidates for substantial renovation or full rebuild — retaining the address while completely modernizing the home.

Horseshoe Bay

A distinct village community at the northern end of the District, with marine exposure, water views, and a mix of primary residences and weekend retreats. Builds here require careful attention to weatherproofing and salt air resistance.

Cypress Park & Upper Lands

Newer developments closer to the mountain with a nature-adjacent setting and strong West Coast modern aesthetic. Clients here typically want homes that connect to their outdoor environment through expansive glazing, natural materials, and seamless indoor-outdoor living.

Testimonials

“From our initial meeting Mark was always available, incredibly organized and full of helpful advice. It was a great asset to have Susanne Doise recommended from Sensitive Design. As Susanne is both an architect and a designer, she was able to come and take all the house measurements for our initial design.”

Gary & Tisha Bryant

WEST VANCOUVER

“We are very pleased with the high quality of your work. Your team is not only very skilled but also very reliable and trustworthy... We were very impressed with the care taken to minimize disruption while maintaining a tight timeline. I have already recommended your business to some of my friends.”

The Austin’s

WEST VANCOUVER

“Since Mark and his team completed our major primary renovation, we brought them back in to create a home office/rec room in our garage and then back again to update our master bathroom. We’ve been very pleased with the results of all of these projects.”

The Finnerans

WEST VANCOUVER

“I highly recommend Mark Cooper of Shakespeare Homes, should anybody look for a builder for their renovation or new home, because you not only need an honest, trustworthy and knowledgeable crew, you need the same in their leader. Shakespeare Homes is one off the Best.”

Susanne Doise, Sensitive Design

WEST VANCOUVER

“Since we operate 52 weeks per year this was a big challenge. We only had 9 days during Spring Break 2013 to finish a project that included bathrooms, floors, lighting, painting, building storage places and new rooms, and they did it all in an impressive short time.”

Diana Kadi

WEST VANCOUVER

“Shakespeare Homes was professional, responsive to our concerns and provided design suggestions throughout our bathroom renovations. The trades were courteous and worked to high standards. Mark ensured client satisfaction with the finished product and was friendly and approachable throughout the renovation.”

Alistair Duncan & Maureen Hornak

WEST VANCOUVER

“We would recommend Shakespeare Homes for any job, outside or inside. Of course, we subsequently asked Shakespeare to perform some additional work which, again, was done in a timely, clean, and efficient manner.”

Mike and Michele

WEST VANCOUVER

“The work was finished as projected, on time and within budget with great attention to details, even down to the replacement of the mail box near the front entrance. Kudos”

Frequently Asked Questions

Do I need a development permit to build in West Vancouver?

It depends on the zoning of your property and the scope of your project. Many new single-family builds proceed directly to a building permit. Others — particularly in areas with environmental sensitivity, heritage considerations, or specific zoning overlays — require a development permit first. We assess this at the feasibility stage so there are no surprises.

What are the new tree protection rules for building in West Vancouver?

The District of West Vancouver has amended its Tree Bylaw, lowering the protected tree size threshold to 20cm diameter at breast height (DBH) for any property undergoing new residential construction. This applies to all new building permit applications. A landscape architect or licensed contractor must now also sign off on landscaping plans for new single-family dwellings. We build these requirements into our permitting process from the start.

Is it better to tear down and rebuild or renovate my existing West Van home?

It depends on the home’s structure, condition, and how extensive the changes are. For many West Vancouver properties — particularly 1960s to 1980s homes on premium lots — a full demolish-and-rebuild delivers better value, a higher-performance home, and a cleaner result than trying to work within an aging structure. We can give you an honest assessment of both paths during our initial consultation.

Can you build on a steep lot in the British Properties?

Yes. Steep and sloped lots are a core part of what we do on the North Shore. We work with geotechnical and structural engineers to design appropriate foundation and retaining systems, and our team has extensive experience with the construction sequencing and equipment management that hillside builds require. Many of our most rewarding projects have been on exactly these kinds of sites.

Do you manage permits and approvals with the District of West Vancouver?

Yes — completely. We handle the full permitting and approvals process, including building and development permit applications, geotechnical and structural documentation, environmental assessments, tree bylaw compliance, Housing Form requirements, and coordination with the District’s planning and building departments throughout the build. You won’t need to navigate this yourself.
